Not every property belongs on Airbnb.
We run the numbers before we recommend anything — including recommending against ourselves. A Property Investment Assessment comes first. The strategy follows from what your property actually supports.

Every reservation, wherever it comes from, run through one calendar and one team.

“We help property owners make better real estate decisions through transparency, operational excellence, and long-term partnership — not by acquiring every property we can.”
Truth before sales
We show owners the full financial picture, even when it argues against hiring us.
Systems before shortcuts
Consistent results come from documented processes and disciplined operations, not improvisation.
Hospitality over transactions
Guests are people, not order numbers. That shows up in how a stay is run, not just how it's booked.
Education before persuasion
We'd rather teach an owner how to evaluate their property than pressure them to sign.
Long-term trust over short-term commissions
A recommendation that costs us a management fee today is still the right recommendation.
Professionalism over hype
No unrealistic promises, no passive-income fantasies — just what the numbers and the operations actually support.
Let's run the numbers first.
Before we talk about management, we assess the property itself — location, condition, comparable performance, and your goals as an owner. That assessment can point to any of six outcomes. We do not start from “list it on Airbnb” and work backward.
Short-Term Rental
The numbers support daily/nightly stays across Airbnb, Agoda, Booking.com, and direct — and your property is ready for the operational demands of one.
Medium-Term Rental
Weeks-to-months stays outperform nightly turnover here — often with steadier occupancy and lower operating overhead.
Long-Term Rental
A traditional lease is the stronger financial outcome for this property, even though it isn't a FlexStay service.
Hold
The property isn't ready to generate rental income yet, and we'll tell you specifically what needs to change first.
Sell
The numbers point toward selling being the better real estate decision, given your goals and this property's economics.
Do Not Hire FlexStay
Sometimes the honest answer is that we're not the right fit — a different manager, a different strategy, or no manager at all. We'd rather keep your trust than collect a management fee that doesn't make sense.
Every photo on this page is a property we manage.
No stock photography, no staged listings. These are units currently live on Airbnb, Agoda, Booking.com, and direct booking channels — starting with Davao City, where FlexStay is growing fastest. Tap any property to see more of it.

We publish real numbers, not projections.
Case studies on this page will show actual occupancy, revenue, and owner payout figures from specific FlexStay-managed properties — with owner permission, and never invented. That section is being compiled now. In the meantime, ask us directly for the numbers behind any property you're considering; we'll show you the same reporting an owner sees.
Five steps, in order, every time.
- 1
Property Investment Assessment
We evaluate location, condition, comparable performance, and your goals — free, and without assuming Airbnb is the answer.
- 2
Strategy recommendation
One of six outcomes, explained in plain terms with the reasoning behind it — including if the answer is to not hire us.
- 3
Onboarding & readiness
If short or medium-term rental fits, we prepare the property, build the listings, and set pricing before anything goes live.
- 4
Launch across channels
Airbnb, Agoda, Booking.com, and direct booking — one shared calendar, so nothing double-books.
- 5
Ongoing operations
Guest communication, cleaning, maintenance, and reservations run day to day, with reporting back to you on a fixed schedule.
Everything between “the property is ready” and “the guest checked out.”

Documented processes, not tribal knowledge.
Every stage of a reservation — onboarding, listing, pricing, guest messaging, cleaning turnover, maintenance — runs on a written process, not on whoever happens to be available that day.
That's what makes results repeatable across properties instead of dependent on any one person.

You see what we see.
Financial reporting goes out on a fixed schedule — occupancy, revenue, expenses, and payout, in the same format every time.
If a property underperforms, you'll hear that from us directly, with the numbers attached, not find out by checking your bank balance.

Guests are people, not order numbers.
A good stay is a person having a good time somewhere unfamiliar — that means real responsiveness, a property that's actually ready, and someone accountable when something goes wrong.
That standard is what keeps a listing's reviews strong, which is what keeps its performance strong.

Built for owners who'd rather have an honest operator than a hype machine.
FlexStay Housing PH manages short and medium-term rental properties across Metro Manila and Davao for condo owners, OFWs managing property from abroad, real estate investors, and existing Airbnb hosts who want it run professionally.
We operate across Airbnb, Agoda, Booking.com, and direct bookings — but distribution is the easy part. The harder part, and the part we built the company around, is telling an owner the truth about their property before we tell them what we can do for it.
Coming from owners directly, once they've given the word.
We don't publish quotes we didn't get explicit permission for, and we're not going to write ones that sound plausible instead. If you'd like to talk to a current FlexStay owner before your own assessment, ask us — we'll make the introduction.
Questions owners actually ask.
What happens during a Property Investment Assessment?
We look at your property's location, condition, and comparable performance in the area, then talk through your goals as an owner. You get a recommendation — one of six possible outcomes — with the reasoning behind it, in writing.
What if the assessment says my property shouldn't be an Airbnb?
Then we tell you that, and why — whether the better fit is medium-term rental, a traditional lease, holding, or selling. We'd rather give you an honest answer than a management contract.
How much does management cost?
Management fees are discussed transparently as part of your assessment, once we know which strategy actually fits your property — we don't quote a number before we know what we'd be managing.
Do you only manage Airbnb listings?
No. We manage across Airbnb, Agoda, Booking.com, and direct bookings for short and medium-term rentals. Long-term leasing and sale aren't FlexStay services, but they're still outcomes we'll recommend when they're the right call.
I already have an Airbnb listing. Can FlexStay take it over?
Yes — this is common. We review the existing listing and performance history as part of the assessment, then handle the transition so guest communication and bookings aren't disrupted.
Where does FlexStay operate?
Metro Manila and Davao City today, with properties across Quezon City, Pasay, Parañaque, Makati, and Davao.
Let's run the numbers on your property.
Free, no pressure, and it might tell you not to hire us. That's the point.
